HMO Mandatory Licensing & Planning issues
Houses in Multiple Occupation – Mandatory Licensing
If you live in a property that is 3 storeys and above and has 5 or more tenants, your landlord is legally required to have a mandatory licence that ensures appropriate health and safety standards are met on the property.
Ask your landlord if the property is licensed. If the property has not been licensed, you can seek advice from Birmingham City Council (0121 303 4009).
You may be able to get a refund if you have paid rent on an unlicensed property. This does not mean you should stop paying your rent. Always seek the correct and proper advice.
If the house that you are living in or are looking to rent has an extension, you can ensure the house is safe and has undergone planning consent by logging on to www.birmingham.gov.uk/planningonline.bcc
