Don’t make hurried decisions about where to live. There is an over supply of private sector housing in Selly Oak and the surrounding areas, so there are plenty of choices.
Make sure you are choosing accommodation that meets certain standards, particularly where safety is concerned. In July 2006 it became a legal requirement for landlords of properties with 3 floors and above, and 5 or more tenants, to have a mandatory licence. Landlords and Tenancy agreements – Top Tips :
- Make sure you read your tenancy agreement carefully and know what you are signing up to.
- Check the inventory for the property.
- Make sure all items listed in the communal rooms and your bedroom are present and correct.
- If anything is missing tell your landlord straight away.
- If there is not a list of items for your property compile your own.
- Send a copy to the landlord and/or letting agent, for them to sign in agreement.
- Make sure you know whom to contact in the event of a problem.
- It is a good idea to take photos when you move in and when you leave. This can be used as evidence if there is any dispute over the tenancy deposit.
